How pricing works

We don't post prices, because a roof isn't a product. Here is what decides yours and when you get the number.

  • What decides the price

These move the number more than anything else on a house in a wildfire zone.

    • Roof area and pitch

    • The covering: asphalt, tile or metal

    • How many vents there are and what kind

    • Eaves that need enclosing

    • Layers to remove and the condition of the deck

    • Access: steep, tight or far from the road

  • What the estimate includes, and what it doesn't

Each item has its own line: tear-off, underlayment, covering, vents, flashing, permit and clean-up.

    • Not included: deck repair beyond what the estimate states

    • Not included: rafter, fascia or chimney work

    • Not included: solar removal and reset, and clearing around the house

  • What happens at the visit

A crew lead goes up on the roof, tied off, looks in the attic, counts every vent and photographs each one.

    • You get the photos and the written findings whether or not you hire us

    • No contract at the visit

  • Materials and who buys them

You choose the covering. The estimate prices your top choices side by side.

    • Every option we price is Class A

    • The state says wood shake is not Class A

  • If the job changes

Rotted deck is found only after tear-off, so the estimate states a price per sheet before work starts.

    • Any change is priced and signed before the work

    • No surprise at the end

  • When you get the number

In writing, before any work begins, for the scope on the estimate.

    • Payment terms are on the estimate

    • Nothing is due at the visit

The visit

What a roof and vent inspection covers

  1. 01

    Step 1: Walk the ground

Gutters, fascia, soffits and the first six feet of the walls.

  2. 02

    Step 2: Go up

Covering, valleys, flashing and every vent, tied off.

  3. 03

Step 3: Look in the attic

Underside of the deck, signs of leaks, insulation and airflow.

  4. 04

    Step 4: Photograph and measure

One photo per vent and per slope, with the measurements.

  5. 05

    Step 5: Write it up

Findings in plain words: repair, replace or leave alone, and why.
